This comes up every wet season and the honest answer is: it depends which side of a line your claim falls on, and that line is about maintenance.

The line insurers draw

Australian home policies generally cover sudden, accidental damage from an insured event — a storm, for example. What they generally exclude is damage that built up gradually, or that resulted from a failure to maintain the property.

What an assessor actually looks at

If a claim involves water entering through the roofline, expect the gutters to be inspected. What they are looking for is straightforward: how much debris is in there, how compacted and decomposed it is, whether there is plant growth, and whether the damage pattern matches long-term saturation rather than a single event.

Decomposed leaf litter and plant growth are effectively a timestamp. They say the gutter has been holding water for a long time, and that is difficult to argue with.

How to stay on the right side of it

Keep evidence that you maintain the roof. This is the practical reason to insist on before and after photos of every clean, and to keep the invoice. A dated record showing the gutters were cleared before storm season is the single most useful thing you can hand an assessor.

Clean before the season, not after the damage. A clean in September is maintenance. A clean in January, after water has already come through a ceiling, does not retrospectively fix the record.

Photograph the house while it is intact. Roof, gutters, walls, contents. Ten minutes on a phone in October.

Do not clear the evidence before the assessor sees it. Understandable instinct after water damage, but let them look first.

Worth reading your PDS for

Look specifically for the wording around *gradual damage*, *lack of maintenance*, *wear and tear*, and any *stormwater* or *rainwater ingress* clauses. Those are the sections that decide a gutter-related claim. If the wording is unclear, ask the insurer directly and get the answer in writing.
