Gutter cleaning for two-storey homes

Double storey costs more than single storey, and people reasonably want to know why — it is the same gutter, after all. Here is what the difference actually pays for.

What you are paying for

Access equipment. A gutter line at two-storey height needs a proper extension ladder, and often more than one setup position per elevation. On some homes it needs a roof anchor and harness, or a scaffold or platform where there is nowhere to safely stand a ladder.

Time. Most of a double-storey job is repositioning. Reaching sideways from a ladder is the single most common way people fall, so a competent operator moves the ladder rather than stretching — which is slower and is exactly what you want them doing.

Risk, and the cover for it. Working at height carries a different insurance load. That cost is real and it is in the price whether or not anyone itemises it.

The parts you cannot inspect. On a single-storey home you can at least see whether the job looks done. On a two-storey you cannot see any of it from the ground, which makes photo evidence the only actual verification you have.

Where this matters most on the Gold Coast

The master-planned and newer-estate suburbs are heavily two and three storey: Robina, Varsity Lakes, Pimpama, Upper Coomera, Coomera and Hope Island.

Two things make those estates harder than the height alone. Side setbacks are narrow, so there is often barely room to foot a ladder between the house and the fence. And because the job has always looked expensive and awkward, a lot of these roofs have never been cleared since handover — the first clean typically pulls out builder debris nobody knew was up there.

What to ask before you book

What it should not cost

Height increases the price. It does not double it for no reason. If a quote is dramatically out of line with others for the same roof, ask what specifically about your house is driving it — a genuine access problem is a real answer, and a good operator will explain it. Get a price guide first so you have a baseline before anyone visits.

The one thing not to do

Do not get up there yourself to "just have a look". A fall from two-storey height is a life-changing injury and there is no ladder technique that makes it safe. More on that in why this is not a DIY job.
