How often should you clean gutters on the Gold Coast?
Once a year is the honest floor for most Gold Coast homes, timed for the quiet window before storm season starts in November. But that is a default, not an answer. What actually decides it is what is growing above your roof.
Twice a year, not once
Book two cleans a year if any of these are true:
- Gums, pines or other tall natives overhang the roof
- Palms anywhere near the house — a single frond can block an outlet on its own
- Pandanus or banksia, which is most of the beachside strip
- Your block backs onto bushland, a creek reserve or wetlands
- Your roof has a long, low pitch with only two or three downpipes
Suburbs where two cleans a year is the realistic answer rather than the cautious one: Mudgeeraba, Reedy Creek, Tallebudgera, Highland Park, Nerang and the Currumbin valley. These are the hinterland and bush-edge suburbs, and they fill fastest.
Once a year is genuinely enough
If you are in a newer estate with young street trees and nothing tall on the boundary, an annual clean before the wet season is fine. That covers a lot of the northern growth corridor — Pimpama, Upper Coomera, parts of Coomera.
One caveat for those suburbs: new does not mean clean. If there is still construction going on around you, roofs collect render dust, sand and offcuts that settle into a sludge rain does not wash out.
The trap: "it rained hard, so the gutters got flushed"
Heavy rain does not clean a gutter. It packs it. Water pushes loose debris toward the downpipe outlet and jams it there, which is why the first big storm of the season is so often when people discover the problem — not because the storm caused it, but because the storm revealed six months of build-up all at once.
What happens if you leave it
Blocked gutters overflow at the back edge as often as the front. Water gets in behind the fascia, soaks the eaves, and works into the roof cavity and wall frame. The repair costs many multiples of a clean, and it is not always covered — see what insurance actually pays for.
The other cost is the gutter itself. Wet leaf litter sitting against metal holds moisture permanently, and on the salt-exposed suburbs that is what rusts a gutter out from the inside years before the roof needs anything.
Timing it
September and October. Storm season on the Gold Coast runs November to March, and once the first serious downpour lands, every gutter cleaner on the coast books out for weeks. The pre-storm clean exists because of that queue.
