How much does gutter cleaning cost on the Gold Coast?
Almost nobody in this trade publishes a price. Ring five Gold Coast gutter cleaners and you will get five versions of "we'll need to come and look at it" — which is fair enough, because the job genuinely varies, but it leaves you with no idea whether the number you eventually hear is reasonable.
So here is the market, as honestly as it can be stated.
The straight answer
National price guides published through 2026 put a single storey home somewhere between $100 and $280, with most jobs landing near the middle of that. South East Queensland sits at the affordable end of the country — Gold Coast quotes start from around $98 for a small, easy, single storey house, and a typical suburban single storey lands closer to $180.
Double storey is a different bracket entirely: roughly $180 to $450. That is not a markup for the sake of it, and the reasons are worth understanding before you compare quotes.
Anything you are quoted well outside those bands deserves a question. Not necessarily a refusal — there are real reasons a job costs $500 — but a question.
The four things that actually decide your price
1. How many storeys (the biggest single factor)
Height changes the equipment, the time and the risk all at once. A single storey gutter can be worked from a standard ladder repositioned every few metres. A double storey needs a proper extension ladder, often a roof anchor and harness, and on some homes a platform because there is nowhere safe to stand a ladder at all.
Most of the extra cost is time, not equipment. A competent operator repositions the ladder rather than reaching sideways, because reaching sideways is how people fall. That is slower, and it is exactly what you want them doing — see why this is not a DIY job.
2. How many metres of gutter, not how many bedrooms
People describe their house by bedrooms; the job is priced by roofline. A sprawling single storey home on a big block can easily have more gutter than a compact two storey townhouse.
What matters is total gutter length, how many separate runs there are, and how many downpipes need clearing. A long, low roofline with only two or three downpipes is more work per metre than it looks, and it is also more prone to overflowing — see why gutters overflow when they look clean.
3. How long it has been
This is the factor people underestimate most. A gutter cleared annually holds loose, dry-ish debris that comes out quickly. A gutter that has not been touched in five years holds compacted sludge — decomposed leaf matter mixed with roof grit that has the consistency of wet soil, sometimes with plants growing in it.
The second job can take three times as long as the first on an identical house. If you are quoted over the phone and the operator arrives to find that, expect the price to move, and expect an honest one to tell you why before starting rather than after.
4. Access and what is on the roof
Narrow side setbacks — very common in the newer estates around Pimpama and Coomera — leave barely enough room to foot a ladder. Steep blocks in the hills above Nerang, like Highland Park and Pacific Pines, often have nowhere level to stand one on the high side.
Gutter guard adds time too, because it has to be lifted or worked around and then cleaned on both faces. Solar panels, a steep pitch, or a two-storey section over a courtyard all push the same direction.
Downpipes are usually a separate line
Worth knowing before you compare quotes: clearing a genuinely blocked downpipe is normally charged on top of the gutter clean, because it is a different job — locating the blockage, then flushing it under pressure. In South East Queensland that typically runs $80 to $220 per downpipe.

What a $99 quote usually leaves out
Cheap quotes are not automatically dishonest, but a price well under the market floor is almost always buying you less work. The common exclusions:
- The back of the house. The street-facing run gets done properly; the awkward side does not. You cannot see the difference from the driveway, which is the point.
- The downpipes. Clearing the channel and leaving a packed outlet means it still overflows in the first decent storm.
- Debris removal. The gutters are cleared onto your garden beds and left there.
- Valleys. Where two roof planes meet is where debris concentrates, and it is the most fiddly part of the job.

How to compare two quotes fairly
Ask both operators the same four questions:
1. Does the price cover every elevation, including the back and the sides? 2. Are the downpipes included, or extra? 3. Do I get before and after photos of every run? On a double storey this is the only verification you will ever have — you cannot check it yourself. 4. Do you carry public liability, and can I see the certificate? Anyone doing this professionally has one and expects to be asked.
A quote that is $60 cheaper but excludes the downpipes and the back of the house is not cheaper.
When paying more is the right call
- Double or triple storey. Do not shop this on price alone. You are buying somebody else's ladder, harness and insurance.
- It has been years. The first clean on a long-neglected roof is a bigger job and pricing it like a routine one is how you end up with a half-done roof.
- Vacuum systems. Some operators use vacuum equipment rather than hand-scooping. It costs more, makes less mess, and is genuinely better on tile roofs and on homes where the debris is fine sediment rather than leaves.
How often you will be paying this
